How much does floor sanding and polishing cost in Melbourne?
It depends on the floor: the area, the timber, the condition of the existing coating, any repairs, the coating system chosen and the sheen. Rather than a rate that fits no one, we assess the floor on site and give a fixed, written, itemised quote.
Can old timber floors be sanded and polished?
Usually, yes. If the boards carry enough depth and the floor is structurally sound, even a floor that looks beyond saving can come back. We confirm at the assessment before any work is quoted.
How long does sanding and finishing take?
A typical home runs a few days: the sand, then each coat with its curing time. The exact schedule depends on the area, repairs and the coating system, and you will have it in writing before we start.
Do we need to move out?
During the sand you can usually stay. During coating the house rests: you will need to vacate while coats are applied and cure, the floor is walked on after 24 hours at the earliest, and furniture returns after 48. We confirm the exact windows for your system.
What finish should we choose?
Matte reads soft and contemporary, satin gives a quiet lift, gloss belongs to formal rooms. The right sheen depends on the timber, the light and the life of the room, and it is part of what the consultation settles. Colour, if wanted, is always tested on your own boards first.
What coating should we choose?
We work exclusively with modern water-based systems: low odour, fast curing, and a clearer, more natural tone on the timber.
Can scratches and stains be removed?
Surface scratches sand out. Deeper damage, stains that have travelled into the timber, or failed boards are corrected by repair or replacement before the sand, which is why every job begins with the assessment.
Can parquetry and herringbone be sanded?
Yes, and it is work we particularly enjoy. Pattern floors carry grain in more than one direction, so the sanding sequence matters; done with care, the pattern comes up crisp rather than flattened.
